Design and Development Overlay - Schedule 14 Guide

If your proposed dwelling will be higher than 7.5 metres above natural ground level then your application might be subject to the design and development overlay - Schedule 14.

This overlay applies to land where there are significant views, such as the coast (ocean and foreshore), Corio Bay, Barwon River, Central Geelong, Barrabool Hills and the You Yangs.

Dwellings that are taller than 7.5 metres can impact upon the views from surrounding properties. The goal of the overlay is to make sure that views are shared reasonably between properties.

The overlay does not entirely protect the views from existing properties, and we recognise that some views may be compromised by new developments.

The main objective is to ensure that there is a reasonable sharing of views.
